A few words from Phil Spencer
During an exclusive event, Property expert Phil Spencer spoke a few words about the state of the current housing market and how you can navigate it.
Phil pointed out that there is a pressing need for more tailored housing solutions. "Government forecasts tell us there will be 74 million people in the UK in just 12 years’ time, about 15% of whom will have been born outside of the UK." This growing, diverse population, combined with rising rents and limited housing, underscores a looming issue.
"There are already over three-quarters of a million private renters over the age of 60." Phil urges those who can become home owners, to buy, expressing concern about how this trend could lead to difficulties when retirees are unable to afford rising rents. "What’s going to happen next? No one is really talking about it, but we're going to have to face that challenge soon.
An emerging topic of conversation and lifestyle change making the headlines is downsizing, or as many often say ‘right-sizing’. One of the toughest aspects of downsizing is the deep emotional bond people form with their homes. For many, it's hard to let go of a property they've cherished for decades. They're filled with sentimental value, making it difficult for people to part with them “Our homes are so much more than homes, they are our privacy, our retreat, they are where we bring up our children, and they are filled with our treasures and things that we love. Homes are very emotive and people get very tied to them.”
“However in time, people come to acknowledge that their big, roomy house no longer suits their needs and is likely to become much harder to live in as the years go by. But change is hard, and downsizing gets harder. That's why I advise making this decision thoughtfully and while you're still in good health, rather than waiting until circumstances force your hand. As I often say, when done in a considered fashion and at the right time — which is almost as early as you dare — downsizing can be invigorating, exciting.”

Phil explained that it’s not enough to simply put your home on the market and that there are things the homeowner can do to help the house sell. It’s important to present the property in the best light - both inside and out, so here are somethings to consider:
- Present your home as a blank canvas: Remember, you’re not just selling a house - you’re offering a dream home for someone else. Minimise personal touches so buyers can easily envision themselves living there.
- Invest in presentation: Regardless of your property’s value, it’s always worthwhile to stage each room thoughtfully, showcasing its full potential and making it easier for buyers to picture themselves in the space.
- Choose neutral décor: Aim for a design that appeals to the broadest possible audience, even if it’s not entirely to your personal taste. A more neutral palette can help potential buyers connect with the home.
- Focus on curb appeal: While a well-kept garden is important, first impressions are made at the front door. Ensuring your entrance is inviting will encourage buyers to step inside and appreciate everything your home has to offer.
